I'm Trying To Make A Rental Lease Agreement

My friend and his GF are going to rent out a room in my house for 700 bucks combined. I'm no lawyer to draft this up:
"Room Contract Agreement:
********____________________________________________________
********____________________________________________________
Both people agree to pay the combined 700 dollars a month for a room and utilities that are provided. If the 700 dollars is not provided, I have the right to evict both parties in 30 days. If I happen to sell the property, I will also have to give you a 30 days notice.
No pets are allowed (other than fish) along with no smoking and illegal activity inside the house."
You think that's good enough?

try legalzoom.com
they mail legal documetns to you, you just fill it out on their site , pay a small fee and boda-bing boda-boom you;ve got yourself a legal document
they do wills and a grip of other shit that im too high to remember (), just check it out

I went with Legalzoom.com for my LLC but they suck. They're all about 100 bucks to create a Limited Liability Company, after every thing is done it's 300 bucks. What a rip off.

You have to think of contigencies in contracts. You have to expressly contemplate what happens in the event of things going wrong.
I.e. this is a joint lease, both parties are liable to pay 'x' monthly, should one elect to leave the house or contract, then the other is held fully liable for the principle.
(could even put in a contract breaking clause, like parties must pay x or do x if attempting to exit the contract early or break the lease)
can also say - leasee's must give atleast 30-60 days notice before vacating the premise should they choose to before the end of this contract
parties agree to pay 1/3rd of the utilities respectively (assuming its just you 3), i.e. gas , electricity, internet, rah rah.
ahhhh, thats all i can think of at the moment. But the basic idea is to write down alot of the possibilities and things that can go wrong. Plus also ensuring your protectin your rights and getting what you want out of the contract.
Writing a contract like this is really a unique experience, because it allows you to essentially create the law in terms of your relationship if both parties agree to it (within reason). That is a really powerful thing to be able to control.
