So, my wife left, cleaned out half the house and skipped out on a lease with 7 months left. She and I were both on the lease.
My question is this, is she still obligated to pay, considering she is still in a lease?

Technically, she should be responsible for an equal share of the lease. However, it is going to be on you entirely to make any collections from her. Your property manager will not care where the rent is coming from, so long as it is being paid. In other words, you will not be excused from your obligation to furnish the full rent, simply because there is another name on the lease. The fact that your name is on the lease and that you are now the only one who is accessible, means that you have in effect become the sole payer on the lease, so far as the property owner/manager is concerned. If you want to make sure your wife covers her share, you'll have to either get her to agree to pay voluntarily, or look into filing a legal claim against her yourself, or hiring a lawyer to do so on your behalf.
